3400 Dufferin Street

Our Proposal

Collecdev is looking forward to working with the community to bring a new mixed-use, transit supportive residential and retail project to 3400 Dufferin Street and 8 Jane Osler Boulevard.

The proposed development would replace the existing Honda dealership and auto parts store, the associated surface parking as well as the 2-storey single-detached house with three new buildings.

A total of 834 units are being proposed, providing additional housing options for those looking to live in the Yorkdale-Glen neighbourhood and close to transit.

Yorkdale Mall and multiple transit stations are located across the street to the east of the site.

There is significant opportunity to improve the public realm of the site through the introduction of landscaping, a mix of uses, and animation of the site.

New retail space will provide additional commercial amenity to the neighbourhood as well as make a more interesting walk along Dufferin Street.

Proposal Features

Frequently Asked Questions

Our vision is to redevelop the site with a transit-supportive mixed-use project. The vision includes 3 buildings, two 29-storey and one 9-storey. The site will include retail spaces that complement the adjacent development to the north, as well as introduce new public spaces.

The proposal is looking to introduce a variety of housing types, including 2- and 3-bedroom units which would allow more families to move to the area. The addition of a new public park will help create new spaces for play, while retail options will help animate the streetscape that is shared with the development to the north of the site.

The site is a transit-supportive community, which is a 15-minute walk from the Line 1 TTC Subway Station, Yorkdale. As well as a 12-minute walk from the Yorkdale GO Bus terminal. We anticipate that fewer people will require parking spaces and rely more on public transit options for both local and regional travel.

The application for this proposal was submitted in August 2022 to the City of Toronto for review. The City of Toronto recently declared the application complete, and the formal application review process will begin.

We anticipate that this process will take approximately 18-24 months. No construction would take place before all necessary approvals are received. We are committed to sharing the latest information as we proceed through this process.
